Pay: $20.00/hr

Pay Frequency: Biweekly

Position Hours: 20-25 Hours/week

FLSA: Non-Exempt

ESSENTIAL DUTIES AND RESPONSIBILITIES:

PREVENTIVE MAINTENANCE/SAFETY
  • Checks and replaces exterior lighting on a regular basis
  • Always maintains awareness of proper safety precautions
  • Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions
  • Aware of all utility meter cut-offs and apartment and fixture cut-offs
  • Ensures that storage areas always remain locked when not in use

GENERAL
  • Frequently walks the property and removes litter, debris, cigarette butts and pet droppings, ensuring all areas always remain neat and free of litter
  • Performs "trash-out" duties at vacated apartments daily including removing all abandoned furniture, trash, and boxes and transferring to dumpster or storage area
  • Transfers trash and other items left outside of dumpster into pick-up and sweep area and keeps dumpster/compactor doors closed on windy days
  • Details property on a regular basis including cleaning/raking shrub areas, shoveling mud, and using blower to keep sidewalks and walking areas clean of loose grass and brush
  • Repairs and replaces windows, screens, and sliding glass doors
  • Performs routine maintenance on property as requested by manager
  • Assists with various physical tasks as directed such as tearing down fences, digging post holes, and carrying abandoned furniture
  • Assists with "make-ready" duties when requested by the manager or senior maintenance
  • Cleans and maintains storage and shop
  • Performs interior and exterior painting duties including carrying buckets of paint from storage area to work site when requested
  • Follows procedures and completes minor and routine service requests when requested by manager and/or senior maintenance technician
  • Changes locks, rekeys, and makes keys as needed
  • Distributes resident communications to residents such as upcoming events, pest control notices, and newsletters
  • Performs work area clean-up and safety related functions
  • Assists in keeping grounds neat and free of rakes, sweeps, and shovels
  • Performs any additional duties assigned

  • Must meet all physical requirements and be able to take direction
  • Excellent communication and customer service skills
